1. Few(er) People Live In Rented Apartments<\/h2>\n

Before 1991, most Russians technically rented (\u0441\u043d\u0438\u043c\u0430<\/span>\u043b\u0438) their apartments from the government. As a result, many fewer people rent apartments in Russia than in other developed countries (even if that means living with your parents or grandparents<\/a>).<\/p>\n

[To compare: about 70 to 80 percent of all residential space is owned in Russia, whereas in the US or Europe this figure does not go above 40 to 60 percent. Residential rental market is flourishing there and is seen as one of the most convenience and civilized ways of improving your housing situation. For instance, around 65 percent of people rent apartments in Germany; that proportion is a bit lower in France and the US \u2014 30 to 40 percent. Still, only 7 percent of urban residents rent their homes.]<\/p>\n

2. Most Properties Belong To\u00a0Private Landlords<\/h2>\n

While people in Europe and the US may be used to renting an apartment from a real estate company (\u0430\u0433\u0435<\/span>\u043d\u0442\u0441\u0442\u0432\u043e \u043d\u0435\u0434\u0432\u0438<\/span>\u0436\u0438\u043c\u043e\u0441\u0442\u0438), most apartments in Russia are rented directly from private owners. [While most apartments in the West are rented by large corporations and companies, in Russia this market is full of individual landlords, and, for many of them, renting out apartments is the sole source of income.]<\/p><\/blockquote>\n

3. Most Rentals Are Unofficial<\/h2>\n

Perhaps in an attempt to avoid red tape or paying taxes (\u043d\u0430\u043b\u043e<\/span>\u0433\u0438) on their rental income, many landlords rent their properties “under the table.” Another article<\/a> says:<\/p>\n

People interviewed for both articles quoted above recommend having an official contract (\u0434\u043e\u0433\u043e\u0432\u043e<\/span>\u0440) in place; otherwise, the renter may be left defenseless in the face of a minimum-notice eviction (\u0432\u044b\u0441\u0435\u043b\u0435<\/span>\u043d\u0438\u0435).<\/p>\n

4. Apartments Tend To Be Furnished<\/h2>\n

Because most apartments belong to individuals as opposed to companies, they usually come with the landlord’s furniture (\u043c\u0435<\/span>\u0431\u0435\u043b\u044c) and appliances. This can make the renters’ life easier because they don’t need to bring their own furniture, but it can also limit their choices of what their apartment looks like. 5. Utilities Are Included<\/h2>\n

Because the owner usually remains the legal tenant in the eyes of the authorities, it is the owner who pays for utilities (\u043a\u043e\u043c\u043c\u0443\u043d\u0430<\/span>\u043b\u044c\u043d\u044b\u0435 \u0443\u0441\u043b\u0443<\/span>\u0433\u0438). However, this may breed animosity between the renters and apartment owners in the same building because the owners think the renters do not pay their fair share of utilities. Authorities may encourage people to report “under the table” rentals<\/a>:<\/p>\n
